It’s tempting to walk into your local bank if you’re looking to get a mortgage and while that is an option, you are likely to be offered one product – the product from that particular bank and nothing else. 

This isn’t to say we are more qualified than a bank and for some people, going to a bank for your mortgage may suit your circumstances particularly if you’ve built a relationship with an advisor.

This can be done anywhere from two years to two weeks from buying your home, but it’s good to be informed on what you can afford before you start the house viewing process with an estate agency to avoid viewing homes that are simply out of your budget.

We don’t charge for any initial consultation as we consider this part of the process of gauging whether we are the right option for you. 

We only start charging fees when you have found a property and we’ve made the mortgage application to the lender, even though a lot of work would have been completed prior to this stage such as; reviewing all your documents, sourcing the market and completing your agreement in principle. 

Once we have charged you a fee, it’s then our job to progress your application through to completion.
